If I'm looking for a house, I can search on the Internet and read the Real Estate papers - why do I need a REALTOR®???

There is no doubt that the Internet has revolutionised most industries, and it's a great tool for market research - but don't make the mistake of thinking you can find everything there.

Many homes never appear on the Net, or in the papers, and may not even have a "For Sale" sign, so by the time you find out the really good bargains are for sale, they're gone.

Every day there are new listings and previews for Agents, so well priced properties are often sold before they ever hit the news stands. If you have a good REALTOR® who knows what you are looking for, you can stay one step ahead.

A Licensed REALTOR® can also give you valuable insight into the market, and can access all the information on the Real Estate Board data and Multiple Listing Service®. That means not just the asking prices, but what are the real prices similar homes are being sold at and more detailed information on layout, room sizes, and other features which may explain some of the wide variations of price.. On an active market Listed Prices can be a very unreliable guide to what the market is really doing so it pays to have professional, informed, guidance before you make an offer.

Surf the Net, walk around the Open Homes, but TALK TO YOUR OWN REALTOR® before you buy... If you do see something you like at an Open House, it costs you nothing to have your own REALTOR® put in the offer on your behalf, and your own REALTOR® might point out a few things you overlooked. Working with a REALTOR® can save you time and money, and it doesn't cost you anything!!

 Why do it all yourself when you can have the services of a qualified, experienced professional free of charge ?  That's right, it costs you nothing to use a Buyer's Agent to help you find the right property. Under the MLS®  system the broker's commissions are paid by the Seller as a percentage of the sale price, and are split between the Listing Agent and the Buyer's Agent - it's not 50/50 as the Listing Agent gets more to cover the MLS®  fees and other marketing expenses involved, but as a Buyer all you need to know is that it doesn't cost you a cent.

The market has been really active in recent months with many homes selling even above the listed price, so unless you have accurate, up to the minute market information, you could miss out when the right home for you hits the market.
